Hall of Languages

Project Name: Hall of Languages North
Entry Stairs & Foundation Wall Repair

Project Cost: Approximately $400,000

The Hall of Languages, which opened in 1873, is Syracuse University’s oldest building. It was the university’s sole structure for 14 years. A registered historic building, it is one of the most heavily scheduled structures on the SU campus. The Hall of Languages now provides classrooms that can accommodate more than 2,000 students and offices for many departments, including English and textual studies, philosophy and religion.

The site project at the Hall of Languages included: the removal of existing stairs; foundation repair; replacement of damaged stair treads; replacement/restoration of railing systems; resetting of existing reusable stair treads; and site restoration and repair. Due both to its antiquity and its high functionality, the structure required critical restoration in a manner that would duplicate its original condition. Many deteriorated elements were repaired or replicated. The success of the project was evident in a reconstruction that matched the age of the building.

Klepper, Hahn & Hyatt established its Division of Landscape Architecture in 1988, under the direction of Gordon P. Hyatt, R.L.A., principal-in- charge. In the ensuing 20 years, the division has assisted a diverse range of clients complete successful site projects. Our services include site analysis and evaluation; site design; feasibility studies; hydrology studies and design; site restoration design; facilitating the planning board review process; site assessment inspections for New York State DEC SPDES; and construction review.

Site Analysis and Evaluation

Every site is different, even two sites which are adjacent to one another. A thorough analysis must be done to determine not just what is seen, but that which is unseen, such as bedrock elevation or underground utilities, for example. The following items are reviewed and evaluated:

  • Vehicle circulation
  • Wetland analysis
  • Pavements
  • Pedestrian circulation.
  • Utilities
  • Drainage patterns

  • Buildings

Feasibility Studies

A preliminary study is often required to determine and document a project's viability. The components of the determination are usually based on projected costs, duration of construction, zoning/code requirements or environmental impacts. The results can vary depending on the scope and magnitude of the project. Feasibility studies can span a broad range, such as:

  • Discovering if the project falls within a flood plain.
  • Site analysis to determine soils, potential drainage issues or wetland conflicts.
  • Preliminary cost estimate provided, requiring little or no documentation or detailing.
  • A full cost estimate is provided with a schematic set of plans.
  • A completed set of plans, details and outline specifications is developed with a report or project manual, including cost estimate and estimated construction time-line.

The results of this study are used by the client to decide whether or not to proceed with the project. If the project is feasible and approved, Klepper, Hahn & Hyatt is well equipped with necessary information to produce contract documents.

Hydrology Studies/Design

An important aspect of site design is analyzing hydrology. When construction add impervious materials to a drainage area, it changes the intensity of storm flows. This increase in stormwater velocity during even an average rainfall can cause flooding, stream scouring, erosion problems and soil loss. Hydrology studies are done for large scale sites, such as campuses, as well as one-acre home sites. The intent is to design elements for the proposed construction that reduce the peak flows to what they were prior to construction. Some studies are done to evaluate existing sites that have drainage problems and design ways to control the storm runoff and provide good water quality. These control items can be:

  • Detention basins
  • Bio-swales
  • Water quality basins
  • Pervious pavement
  • Underground pipe storage
  •  

Each hydrology study examines the project site’s assets and problems, while creating a design solution that best fits the site and meets both the owner’s needs and local, state and/or federal guidelines.

Planning Board Review Process

Many projects have design features that require approvals from local planning agencies. We have considerable experience with planning board review, which facilitates the approval process for our clients. Design items that must be considered are:

  • Building setbacks

  • SEQR review (state/county agencies)
  • Parking lot vehicle counts
